How do VA loans work when buying in the Inland Empire?

Quick answer

Eligible veterans and active-duty buyers can buy with zero down payment, and full-entitlement borrowers face no loan limit. VA loans have no PMI, the funding fee is 2.15 percent for first-time use with no money down, and it can be rolled into the loan. The property must be your primary residence.

More detail, straight from Julian Cesar

VA loans are one of the strongest options in the Inland Empire, where prices run well above what most zero-down buyers can otherwise qualify for. Eligible veterans and active-duty service members can buy with no down payment, and full-entitlement borrowers have no dollar cap on the loan, which matters when median prices in many IE cities exceed conforming levels. There is no mortgage insurance, and the funding fee for first-time use with no money down is 2.15 percent of the loan, which can be financed into the mortgage rather than paid at closing; the fee drops with a down payment and is waived for veterans with service-connected disabilities. The 2026 conforming limit for reduced-entitlement borrowers in both Riverside and San Bernardino counties is $832,750. You must intend to live in the home, it has to pass the VA's minimum property requirements, and the seller can contribute up to 4 percent of the price toward closing costs and prepaids. VA loans are also assumable and can be refinanced later through an IRRRL. Julian Cesar works with VA borrowers regularly and can connect you with a lender who knows the program inside out.
