New construction is everywhere in Southern California, from master-planned communities to urban infill, and it appeals for good reasons: no deferred maintenance, builder warranties, and modern floor plans. It also runs by a different playbook, with contracts, incentives, and timelines that favor buyers who know the process.

The builder's process, decoded

Most builders sell through their own on-site team and a preferred list of design options, upgrades, and lenders. The sales price is often set, but there is usually room in incentives, closing cost credits, rate buydowns, and included upgrades, especially in phases that are moving slower than planned.

Buyers who bring their own agent on the first visit are often registered with that agent and get the same incentives plus independent representation. Buyers who walk in unrepresented cannot usually add an agent later, so the first visit matters.

What to read carefully in a builder contract

  • The exact price, plus every fee and cost line item
  • What is included in the base price versus design center upgrades
  • Closing cost credits, lender requirements, and rate lock terms
  • The completion date and what happens if it slips
  • Warranty terms for structural and systems coverage

Inspections and the final walk-through

New does not mean flawless. A third-party inspection before final walk-through is worth the money, and the negotiation window before close is when defects are easiest to address.
