Open houses are the most overlooked research tool in home buying. Attending them teaches you the market faster than any listing feed: what condition homes are in, how they price, and what the neighborhood really feels like.

What to inspect in every room

Look for signs of water intrusion on ceilings and under windows, check that doors and windows operate smoothly, note the age of the roof and HVAC if visible, and listen for street noise with the windows open. In Southern California, also check the outdoor space: drainage toward the house, sprinkler condition, and any slope issues matter here.
